Buying a flat is one of the largest financial decisions a family makes — and in Tamil Nadu, where real estate documentation can vary by district, verifying paperwork before you sign is not optional. Here are the seven documents our legal team insists every buyer check, whether you're buying from Varahi Builders or anyone else.
1. RERA Registration Certificate
Every project above 500 sq.m. or with more than eight units must be registered with TNRERA (Tamil Nadu Real Estate Regulatory Authority). This certificate confirms the builder has disclosed project timelines, land title and approved plans to the regulator — ask for the registration number and verify it on the official TNRERA portal.
2. Approved Building Plan
The building plan sanctioned by the local planning authority (CMDA, DTCP, or the municipal corporation depending on your city) should match what's actually being constructed. Mismatches between the sanctioned plan and the built structure are one of the most common sources of dispute after possession.
3. Encumbrance Certificate (EC)
The EC shows a property's transaction history for a chosen period and confirms it is free of legal or financial liabilities. Always request an EC covering at least the past 13-30 years for the underlying land parcel.

4. Patta and Chitta / FMB Extract
These revenue records confirm land classification and ownership as per Tamil Nadu government records. For converted agricultural land, also verify the land-use conversion order.
5. Completion & Occupancy Certificate
Before final payment, the Occupancy Certificate (OC) confirms the building has been inspected and is legally fit for habitation. Never make your final payment without at least a firm, dated commitment for OC issuance in writing.
6. Sale Agreement & Cost Sheet
Your sale agreement should mirror the cost sheet exactly — unit price, floor rise charges, car parking, club membership and GST should each be itemised, not bundled into a single "all-inclusive" figure that can hide escalations.
7. Khata / Property Tax Records
Post-handover, confirm the property is correctly reflected in municipal tax records under the builder's name (pre-sale) so the transfer to your name after registration is smooth.
